Nine documents that turn short term rental cleaning into a business you can price, protect and get paid for. Most cleaning contracts online were written for the host, to protect the person hiring you. This one was written the other way round.
Cleaning for a host who needs their own paperwork? Send them the Cleaning Checklist.
Search for a cleaning contract and you will find plenty. Nearly all of them are published by vacation rental software companies, and they are written from the host's side of the table. They are free because they are there to sign the host up, not to protect you.
This one starts from the jobs where cleaners actually lose money.
A guest who leaves ninety minutes late does not cost the owner anything. It costs you the next job. The agreement sets a waiting fee per thirty minutes and a cut-off after which the clean is rescheduled and still charged. This is the single clause most cleaners are missing.
You held the slot and turned down other work. If a booking falls through, that is the owner's risk, not yours. The agreement puts a number and a notice window on it.
Without a written scope, a quick clean quietly grows into windows, the garage and the grill. The attached Turnover Checklist is the scope. Anything else is a new line on the invoice, at a rate you already published.
You are the last person in the property and the easiest person to blame. The Damage Report and Photo Proof Sheet give you a dated record before the next guest arrives, so the question is closed before it is asked.
You trained them and you introduced them. A short non-solicitation term is why cleaning businesses keep the people they train.
A nine page, print-ready PDF with fillable fields throughout. Print it, or type into it on screen. It works without a Canva account, without a subscription, and without any software you do not already have.
Use the whole pack when you take on a new client, or pull out the single sheet you need. Reuse it on every property you clean, for as long as you are in business.
Cleaners running short term rental turnovers, whether you are on your own or running a crew. It suits anyone who is quoting properties, sending invoices, and would rather have the awkward conversations settled in writing before the first clean than argued about after the tenth.
This is a template, not legal advice. Rules differ by state and country. Have a local professional look it over before you rely on it for a large account.
