Nine pages that explain how your place actually works, so guests stop messaging you to ask. House rules are what guests must not do. This is how everything works: the thermostat, the shower, the bins, the parking, the one door that sticks.
Cheaper in the Complete Host Suite, with all six templates.
This is the mix-up that makes guests ignore both documents. Rules are a short list of boundaries: quiet hours, guest numbers, smoking, pets. A manual is a long list of instructions: how the thermostat works, which bin goes out on which day, the trick with the shower.
Most hosts write the rules, skip the manual, and then answer the same six questions by message every single stay. Page 2 of this pack sorts the two out, and gives you those six questions to fill in first.
Wifi and essentials, printed big enough to read from across the room. Arriving, doors and parking, including where guests must not park, because a ticket or a tow is the fastest way to a bad review. Kitchen, heating and hot water, which between them cause almost every mid-stay message. TV, laundry and bins.
If something goes wrong. Half of these a guest can fix in thirty seconds if you tell them how: the tripped fuse, the boiler reset, the router unplugged for thirty seconds. The other half you want to hear about immediately, and this page says so plainly. A guest who says nothing for three days and writes it in the review is worse than one who calls you at 9pm.
A nine page, print-ready PDF with fillable fields throughout. Type into it on screen, or print it and write by hand. It works without a Canva account, without a subscription, and without any software you do not already have. Fill it in once and reuse it for every guest.
Hosts who are tired of answering the same questions, and anyone taking on a second property who wants the setup written down rather than in their head.
